This free Gate 0 snapshot provides basic information for early-stage comparison. It uses cited publicly published benchmarks where available, regional averages, calculated estimates, and disclosed assumptions or user inputs. Citations support the identified benchmarks; they do not validate every input or imply publisher endorsement.

Results are illustrative and depend on the selected inputs and modeling assumptions. Zone averages are not verified costs, demand findings or feasibility conclusions for a particular ZIP code or site. Later gates require locality and project-specific evidence. Actual costs, revenues, timing and outcomes may differ materially. A positive modeled result is not a recommendation to proceed.

This snapshot is provided “as is” and “as available.” To the extent permitted by applicable law, the provider makes no express or implied warranties concerning accuracy, completeness, timeliness, fitness for a particular purpose or results. Model limitations

What the screening release does not model.

Disclaimers do not cure arithmetic errors or unsupported claims. Known defects are corrected in the calculator; substantive limitations are stated here and inside the relevant outputs.

Annual periods and simplified construction draw timing; twelve fixed operating years.
Lot infrastructure is charged at sale rather than funded through a construction schedule; no lender release-price paydowns.
Resort demand has no monthly capacity or ramp engine; lodging is entered as a net contribution.
No complete replacement-capital, working-capital, tax, financing-fee, refinancing, terminal-value or investor-waterfall model.
Refundable deposits are modeled only as fully retained restricted cash; that is a conservative modeling choice, not a statement of contractual or accounting requirements.
Only maintenance inherits a regional benchmark; land, construction, demand, pricing and other inputs are illustrative presets or user inputs until category-specific datasets or local evidence exist.
Quotes, local demand, costs and contract treatment remain unverified at Gate 0.

Privacy

What this site stores.

The calculator’s arithmetic runs entirely in your browser; your inputs and results are not stored unless you ask it to email a brief. Access is by invitation: your sign-in, each counted output (its type and time, never its content) and emailed-brief deliveries (recipient kept as a one-way hash) are recorded so administrators can manage access and monthly allowances; your theme preference is kept in your browser only. Downloaded CSV, brief and snapshot files contain the values you entered.

If you email a brief to yourself, the address you enter is used once to deliver it through our email provider (Resend) and recorded only as a one-way hash in a delivery log; the brief body is not stored.

If you request a Gate 1 review, your name, email, organization, the screening zone and concept you selected and your message are stored so Hinson Consulting Group can reply, and are emailed to the review inbox. Anonymous page-view and click counts are recorded without personal data.

A counsel-reviewed privacy notice naming the responsible entity, retention periods and your rights will replace this statement before public launch.
